South Loop Condo Renovation
The best renovation scenario is to accomplish all the work before moving in.  This strategy not only saves you from having to live through it, the contractors can get their work done faster and more efficiently.  This is exactly the plan my out of town client had in mind, but to avoid frequent trips to Chicago, we decided to work collaboratively through email, phone calls and mail.
Like any other project, the first step is to determine a budget and finalize the work list, which now includes renovating the powder room, master bathroom and fireplace surround.  Other items such as painting the entire place, replacing light fixtures and the kitchen backsplash are also included.

We started with the Powder Room design.  The vanity is the only item that will remain.  A stone vessel sink from the owner’s collection complements it and will update the look.

Once the room measurements are taken and the Bathroom Renovation Worksheet is filled out, the design process can begin.  A 3-dimensional color drawing is created to depict the general layout and design concepts.  Several variations were shared by email and discussed by phone.  Revisions are made for a final design as shown at the top.
Next up is selecting the materials and colors.  Various combinations are arranged on a Materials Board and again shared and discussed through email.

Selected plumbing and lighting fixtures are added to a “Design Board”.  Actual material samples will then be mailed to the client for final approval.
Working virtually saves time and money.  A powder room is a good place to start–have some fun with this small space and try something different.
